‍‍How we bid: Timeless manages all preconstruction, bidding, and subcontractor coordination through Sage Construction Management. Submit the prequalification application once approved, you are added to our bidder pool and receive invitations to bid when a project matching your trade and service area is released through Sage.

‍‍01 How It Works
FROM PREQUAL TO FIRST PROJECT
We keep the process straightforward. The goal is a database of qualified, vetted trade contractors we can call on across our project pipeline so when a project comes up in your trade category, you are already approved to bid.

1. Submit Prequalification
‍Complete the form. Provide license numbers, insurance, trade categories, service area, and key project experience.
‍2. Review & Verification
‍Our team reviews your submission, verifies license and insurance, confirms your service area aligns with our active projects.
‍3. Added to Bid List
‍Approved subs are added to our Sage Construction Management bidder pool in your trade category. You receive bid invitations by email directly from our preconstruction team.
‍4. Bid & Award
‍Bid package includes scope, drawings, and schedule. Competitive bids are reviewed and subcontract awarded based on fit.

‍03 Prequalification
‍SUBMIT YOUR PREQUALIFICATION.
To be added to the Timeless qualified subcontractor database, complete our full Subcontractor Prequalification Application. The application captures company information, trades, project references, financial and bonding capacity, insurance, safety record, litigation history, and key personnel everything our preconstruction team needs to issue you bid invitations confidently.
If your company is approved, you will receive bid invitations by email when projects matching your trade category and service area are released through Sage Construction Management.

‍What you'll need to complete the application
Active NC and/or SC contractor's license in your trade category
‍Certificate of Insurance meeting our MSA Section 4 requirements
‍Current W-9, EMR letter, and bank reference letter
‍Three (3) commercial project references in restaurant, entertainment, health, medical, or industrial sectors
‍Three-year OSHA / safety statistics (TRIR, DART, EMR, citations)
‍Bonding capacity documentation (if applicable)
